How it works

Booking an inspection in Oran Park

Six steps from first contact to the call at the end.

  1. 01

    Give us the lot

Street, estate and the stage approaching. A fixed figure comes back with nobody attending to quote.

  2. 02

    Tied to the pour

Slab bookings move with the concrete. Tell us the pour date and we plan around it.

  3. 03

    Supervisor notified

You tell the site supervisor an independent inspector is coming, or we make the call for you.

  4. 04

    We attend

One to three hours by stage and house size, photographing each item in place.

  5. 05

    Report goes out

Usually the same evening: location, photograph, the clause breached and what closes it.

  6. 06

    We ring you

To split the structural items from the finish list, so you know what to press for.

We recently had our new home inspected by Brad, and I can confidently say it was the best money we spent throughout our entire building process. Brad was incredibly thorough, professional, patient, and genuinely cared about doing the job properly.

Building, buying and investing in Oran Park

What our inspectors record across the Oran Park precincts and the streets around them.

Market figures are for Oran Park 2570 from OpenAgent, retrieved 10 September 2026, and the population is the 2021 Census count. Estate names were confirmed against a street address inside Oran Park NSW 2570. No suburb wide soil classification is published here, because an AS 2870 site class belongs to your lot and your own soil report, which matters more than usual on ground that has been reshaped.

FAQ

Building inspections in Oran Park: common questions

What does a building inspection cost in Oran Park?

It depends on the stage and the size of the home, and the figure reaches you before you commit. A single stage on a standard lot sits at the lower end, a full handover on a large two storey at the upper. Send the address and stage through the quote form; travel across Camden and Campbelltown is included.

How quickly can somebody attend?

Normally within the week, and often the next day where a pour or a settlement is setting the pace. Slab is the one to call about first, because it only exists between the steel finishing and the truck arriving.

How soon is the report with me?

Inside 24 hours of attendance, and stage reports commonly the same night. On a working site a day's delay is a day the next trade has already covered the work.

Does building on the old raceway affect my house?

Oran Park Town replaced the Oran Park Raceway, which operated until 2010, so a good deal of the suburb sits on land that has been reshaped. What that means for your particular lot is in your soil report and your engineering, and those are the documents that decide slab design. It is a reason to read them, not a reason to worry.

What is a termite collar and why does it matter at slab stage?

It is a barrier fitted around a pipe where it passes through the slab, closing the gap that would otherwise give termites a concealed route from the ground into the building. We have recorded collars simply not installed on Oran Park pours. Once the concrete is down the penetration is sealed permanently around whatever is or is not there.

Which stages are worth booking?

Slab and frame at a minimum, then handover. Slab because it is the only stage that becomes physically unreachable, frame because it carries the structure, and handover because it is the last point your money is leverage.

Can I bring my own inspector when there is a certifier?

Yes. Your principal certifier attends so the construction and occupation certificates can issue, not to give you a defect list, and they are not engaged in your interest. No standard NSW residential contract shuts out your own consultant.

Which standards apply?

Stage and handover work is measured against your contract, the National Construction Code and the Guide to Standards and Tolerances 2017. Pre-purchase follows AS 4349.1 and timber pest AS 4349.3, with AS 2870 for slabs, AS 1684 for timber framing and AS 3660 for termite management.

Are you licensed and insured?

Yes. Owner Inspections holds a NSW Fair Trading contractor licence and carries professional indemnity and public liability cover. The licence number sits in the footer of every page here.

How long does my warranty run?

Statutory warranties under the Home Building Act 1989 run six years for major defects and two years for the rest, from completion. The two year period closes quietly, which is why a dated written record of what was raised is worth keeping.

What is outside the scope of an inspection?

Everything is done by eye and by hand without breaking into anything. No service is energised or pressure tested, no ground is sampled and no engineering is certified. Where an engineer, a plumber or a licensed pest controller is needed, the report says so.

What surrounding areas do you service?

Catherine Field, Gledswood Hills, Harrington Park, Gregory Hills, Narellan and Cobbitty, plus the rest of the south west. Nothing extra is added for travel within that area.

What happens once the report arrives?

You give the list to your builder and we ring to work through it, separating the items that affect the structure from those that affect the finish.
