The conflict
Insulation is designed to run unbroken. Some downlights need air around them. Where they meet, the fitting's requirement governs.
What we recorded
Downlights with insulation hard against them on Oran Park homes at practical completion.
Why it happens
Insulation is installed from above and the lights from below, on different days by different trades, and neither sees the other's work.
How we report it
As a safety item, separately from the finish list, because the timescale for acting differs.
The fix
Clearance restored, or fittings rated for insulation contact. Ordinary work while the builder is still engaged.
